Your appraisal report

How we deliver completed reports, and what to expect when yours is ready.

What arrives

When your appraisal is finished you will receive an email from info@countryfirstappraisal.com with a secure link to your report. The report is not sent as an attachment.

• The email comes from usIf an appraisal report reaches you from any other address, call us before you open it.
• The link opens in DropboxYou do not need a Dropbox account and you do not need to sign in. The page opens with your report ready to download.
• Some reports are password protectedWhen yours is, we give you the password separately, by phone or text. We never put it in the same email as the link.
• The link expiresLinks stay live for one year. After that the link stops working, and you simply ask us for a new one.

Why we do not email the report itself

Two reasons. An appraisal report is a large file, and email systems frequently reject or quietly strip attachments that size. More importantly, an attachment can be forwarded anywhere, by anyone, without you or us knowing. A link can be closed. An attachment cannot be taken back.

If the link does not open

• You are asked for a passwordCall us and we will give it to you. We do not send it by email.
• The link has expiredCall or email and we will issue a new one.
• The link was forwarded to youSome email systems rewrite links and break them. Ask us to send it to you directly.
• Anything elseCall (214) 952-6241 and we will sort it out.

Who receives your report

We deliver the report to our client, meaning the person or firm that engaged us for the assignment, and to any party the client has authorized. That is settled in the engagement agreement. It is not decided by who paid the invoice, and we do not send your report to anyone else.

If you would like a copy to go to your attorney, your CPA or your agent, tell us and we will send it.

Need another copy?

We keep your report on file. If you need it again, next month or in several years, call (214) 952-6241 or email info@countryfirstappraisal.com and we will send a fresh link.
