A steady, trusted way to know what a property is worth.
Real estate decisions are some of the biggest you will make. A professional appraisal gives you a clear, objective number you can rely on.
Why an appraisal is stable, reliable and important
Held to national standards
Appraisers follow the Uniform Standards of Professional Appraisal Practice (USPAP), the nationally recognized ethical and performance standards for the profession.
Licensed and regulated
Our appraisers are certified and properly licensed through the Texas Appraiser Licensing and Certification Board, which sets education, experience and examination requirements.
Based on market evidence
Value comes from real, verifiable sales of similar nearby properties, not guesses or averages, and the reasoning is written out in the report.
Independent and objective
An appraiser has no stake in the outcome of the transaction. That independence is why lenders, courts, attorneys, executors and review boards rely on appraisals.
How it works, step by step
Frequently asked questions
What is a residential appraisal?
A residential appraisal is an independent, professional opinion of a home's market value as of a specific date. It is prepared by a licensed or certified appraiser who inspects the property, researches the local market and analyzes comparable sales.
How is the value determined?
We compare your property to similar homes that have recently sold nearby, then make careful, documented adjustments for differences such as size, age, condition, features, land and location. We also consider current market conditions. Every conclusion in the report is supported by the evidence behind it.
How is an appraisal different from a home inspection?
An inspection looks at the condition of a home's systems and structure, mainly for a buyer. An appraisal estimates what the property is worth in the market. Appraisers note condition and features because they affect value, but an appraisal is not an inspection.
How is an appraisal different from an online estimate or a tax assessment?
Online estimates and appraisal-district values are generated from broad data, usually without anyone seeing the property. An appraisal is performed by a person who visits the home and uses local knowledge, so it can account for details those models miss.
What happens during the property visit?
We walk the property, measure the home, photograph the interior and exterior, and note the condition, updates, floor plan, land and any features that affect value. Plan for a short visit, although larger or unusual properties take longer.
Do I need to be there?
Someone needs to provide access to the property. That can be the owner, a tenant, an agent or another representative, and we will coordinate this with you when we confirm your appointment.
How can I prepare?
Make sure we can reach every area of the home and property. It helps to have a list of recent improvements, permits, a survey if you have one, and anything else you think affects value. Tidy rooms are welcome, but there is no need to stage or deep clean.
Can you reach a specific value I need?
No. Appraisers are required to be independent and objective, and we never work toward a predetermined number. Our opinion reflects what the market evidence supports, which is also what makes it credible to lenders, courts, attorneys and review boards.
How is the fee determined, and what does it depend on?
Our fee depends on the type and size of the property, the amount of land, and how far we need to travel. You can see an instant estimate on our Fee Quote page. Some situations, such as date-of-death appraisals, are quoted individually. Our fee never depends on the value we conclude.
Who receives the report?
The report is prepared for you, the client, and for any intended users identified in our engagement letter, such as an attorney, executor or lender. We keep client information confidential.
How long is an appraisal good for?
An appraisal is an opinion of value as of a specific date, and markets change. How long a report remains useful depends on the purpose and on whoever is relying on it, so check with the lender, court or other party that will use it.
When do I pay for the appraisal?
Payment is required before your inspection date. After you place your order, we email your engagement letter and an invoice. Your appointment is confirmed once the engagement letter is signed and payment is received.
