Home Value Appraisals

What is your home really worth?

An online estimate has never seen your home. It doesn't know your updates, your condition or your street. It averages sales across a wide area and hands you a number. If that number is wrong, you pay for it. The website doesn't.

We do the opposite. We visit your home in person and document what drives its value: its size, layout, updates, finishes and lot. We zoom in on your neighborhood and the sales that most closely match your home. Then we put our value in writing, with the evidence behind it, so you can set your price with confidence.

The cost of the wrong price

Too high

The home sits. Buyers start to wonder what's wrong with it, and every price cut makes them wonder more. A study of nearly 4,000 homes in Arlington, Texas found that the more a home was overpriced, the longer it took to sell, and the more likely it was to come off the market without selling at all.1

Too low

You leave money on the table, and you never get it back.

The wrong price costs you twice: in time on the market, and in money at the closing table.

An appraisal before you list gets it right the first time.

Independent and objective

Every opinion of value we develop comes from the market evidence, and from nothing else. Our fee is never contingent on the value we reach. That is our own standard first. It is also what USPAP and the Texas Appraiser Licensing and Certification Board require.

Questions

How is this different from a free online estimate?

An online estimate comes from a computer formula working from public records and broad sales data. It has never seen your home. Our appraisal is an independent opinion of value from a certified appraiser who has visited your home, chosen the sales that truly compare, and explained every adjustment in writing.

Will this be the price my home sells for?

No one can promise a sale price. An appraisal is an independent opinion of market value as of a specific date. It gives you an evidence-based starting point for setting your price.

Do I still need a real estate agent?

That is your choice, and many sellers use both. An appraisal gives you, and your agent if you have one, an independent value to start from.

What does it cost?

Our standard fee starts at $675. Larger homes, acreage or distance can change it. Our order page shows your fee as you fill in your property details, and if your home needs a closer look, we confirm the fee before you pay.

How current is the value?

The value applies to the effective date stated in the report. Markets move, so if you wait a long time to list, ask us whether an update makes sense.
